Before we install a new boiler, time is spent on a survey to establish what other works are required to help improve the efficiency and also reliability of the whole system. We also allow for a full powerflush to get the existing systems as clean as possible. Most other companies will not do this properly, leaving harmful sediment in the system. This work may cost more initially, but in the long term will save you money on fuel and also reduce or eliminate costly call outs to breakdowns.

There are 3 main reasons why you should service your boiler:
1. Carbon Monoxide PoisoningIf fuels such as gas or oil are burnt, carbon monoxide (CO) can be produced by poorly maintained or faulty appliances. It is vital that appliances are inspected and serviced to ensure they are working safely.
2. EfficiencySome of the checks carried out on a service are to ensure appliances are working to their maximum efficiency. This will help reduce annual fuel costs, saving you money.
3. ReliabilityRegular services help to identify any potential problems and therefore minimises breakdowns. Ideally boiler servicing should be carried out in the spring/summer months, so necessary work can be done when the boiler is least at use. Due to the nature of fuel burning appliances parts can sometimes become brittle and when carrying out servicing these parts may fail or break. This is not a fault of the service but a failure waiting to happen.

Boiler fired to identify any working faults
Boiler casing removed to check all main boiler components (burner, heat exchanger, main injector, spark/sensor probe).
Checks to ensure flue terminals are unobstructed and internal flue components are sealed properly
Inside casing surfaces cleaned
Main heat exchanger and boiler parts cleaned (not always necessary on condensing boilers)
Boiler casing seals inspected for integrity to ensure for adequate sealing
Gas working pressure test conducted to ensure that adequate gas is supplied to the appliance
Combustion readings checked and gas valve adjusted, if necessary, to ensure the burner is combusting efficiently and properly (normally using a flue gas analyser).
Any parts needed, such as new gaskets, may have to be ordered and are not included in the cost of the service.
as safety inspections are a legal requirement for let properties, but they can also be a valuable process for any home to ensure all gas appliances are working safely and gas pipes are not leaking. To save money, have the safety inspection carried out with the annual boiler service, as the cost is reduced.
The following tests are carried out on each appliance:
- Appliances have been correctly installed to meet current regulations
- Gas appliances are on the right setting and burning correctly with the correct operating pressure
- Harmful gases are being removed from the appliance safely to the air outside
- That any ventilation routes are clear and working properly
- All the safety devices are working and the appliance is safe to use
If you are a landlord, you have a legal requirement to:
■ Ensure gas fittings and flues are maintained in a safe condition. Gas appliances should be serviced in accordance with the manufacturer’s instructions. If these are not available it is recommended that they are serviced annually unless advised otherwise by a Gas Safe registered engineer;
■ Ensure an annual safety check is carried out on each gas appliance/flue. Before any new lease starts, you must make sure that these checks have been carried out within one year before the start of the lease date, unless the appliances in the property have been installed for less than 12 months, in which case they should be checked within 12 months of their installation date;
■ Have all installation, maintenance and safety checks carried out by a Gas Safe Registered engineer;
■ Keep a record of each safety check for at least two years;
■ Issue a copy of the latest safety check record to existing tenants within 28 days of the check being completed, or to any new tenant before they move in (in certain cases there is an option to display the record).
You should not assume that an annual service inspection meets the safety check requirement, or that a safety check will, on its own, be sufficient to provide effective maintenance.
